Stump Grinding for HOAs & Property Managers in the Texas Hill Country

If you're managing a master-planned community in the Hill Country, you already know the rhythm: the spring storms snap a few oaks in common areas, residents file complaints with the board, the board emails you, you pull out the rolodex, you get three quotes, two of them want to be paid like it's a tree-removal job, and the actual stumps don't get dealt with until July.

We solve that. Hill Country Stump Grinding runs annual stump-grinding contracts with HOAs and property management companies across the region — flat per-stump pricing, same-week response, real insurance documentation, no tree-removal upsell.

Who We Work With

  • HOA boards in Cordillera Ranch, Fair Oaks Ranch, Tapatio Springs, Cibolo Canyons, Anaqua Springs, Esperanza, and similar communities
  • Property managers handling commercial parking lots, retail centers, and office parks across Boerne, Bulverde, Helotes, and Spring Branch
  • City and ISD facilities teams (we've cleared after-storm stumps for school districts and municipal parks)

How the Contract Works

Two structures, both built to fit how property managers actually budget:

Annual Retainer A small monthly fee (typically $200-400/mo depending on community size) covers unlimited diagnostic site visits and a flat per-stump rate that's locked in for 12 months. Storm season doesn't blow up your budget because pricing is pre-negotiated.

On-Demand Volume Discount No retainer. You call when you need us. We invoice per stump but at a 25-40% discount off our retail rate because you're buying in volume.

Most HOA boards we work with start on-demand for a season, then move to retainer once they see how much smoother the workflow is.

What You Get From Us

  • Same-week response. Most HOAs we have on retainer get a Tuesday-or-Friday slot for emergency calls.
  • COI on file. $1M general liability, $1M auto, workers' comp. We send the certificate to your insurance broker before the first job; we re-send annually without being asked.
  • Compliance documentation. Every job comes with a written report (location, stump count, diameter, date, photos before/after) you can drop straight into your board packet.
  • Compact grinders for tight common areas. We don't drive 18,000-lb tree trucks across HOA parkland. Our largest grinder fits through a 36-inch gate.
  • Oak wilt protocol. For diseased oak removals we follow Texas A&M Forest Service mulch-disposal guidance. We don't spread oak mulch on common-area landscaping; we haul it off and dispose properly. This protects the rest of your community canopy.

Why HOAs Switch From Their Old Tree Service

The pattern we see is simple. The previous "tree guy" charged tree-removal prices to grind stumps because grinding wasn't his core business. He'd take three weeks to get out there. Sometimes he'd subcontract the actual grinding to someone with no insurance, leaving the HOA exposed.

We do nothing but grinding. That means lower price per stump, faster scheduling, and no liability gaps.
